Architecture and Covenants Committee

The ACC Committee is in existence to preserve the appearance of the community as consistent, tidy, and well-maintained as possible, despite the fact that it may be inconvenient or distressing for a homeowner to have to submit suggested alterations to the outside of their property for consideration. This ensures that, as time goes on, the community’s properties will maintain or increase their property values and maintain their aesthetic appeal.

Members of the ACC committee are all volunteers that live in the neighborhood and completely separate from our HOA management company. ACC Committee members are not required to meet any particular requirements. However, having expertise or experience in building, design, maintenance, or a similar industry is beneficial for a member. The ACC Committee’s members do not serve on the HOA’s Board of directors. A distinct ACC committee from the HOA board prevents any conflicts of interest or abuse of authority by board members.

The ACC’s primary duty is to examine the plans and specifications for any proposed alterations or upgrades to a homeowner’s property. They then decide whether to grant or reject the requests in accordance with the community’s CC&Rs. The ACC Committee assists the HOA board members by ensuring that all properties within the neighborhood adhere to the requirements for external upkeep specified in the governing documents. The ACC Committee’s volunteers meet on a regular basis to hear homeowner requests and go through any existing structural or maintenance issues. They are obligated to record these meetings in minutes, which any member may access upon request.

MODIFICATION REQUEST

To review the document that list our HOA guidelines for Modifications please click here to access the ACC Documents.  In summary if you are making ANY CHANGES (but not limited to) to the front of your home its best to review the guidelines and submit a MR (Modification Request) to the ACC Committee via email to AMAG (CCR4@associationmgt.com) Amag will document your request and forward it to the ACC team.  When making changes to the side yards and back yard there are a few guideline the ACC will enforce based on the governing documents.  if you have a question you can send an email to Ashley or Alexis at AMAG, contact via email so that they can submit your question to the ACC officially

 

Some of the items that fall under the ACC Purview

Paint colors, Fences, Driveway extensions, new front door installation and/or paint color. Tree removal, Ornamental rocks, Garage door styles/colors, Replacement windows, Solar panels, New Grass or Lawn replacement, New Flowerbeds locations and size (not established beds), Land regrading,  Pools, Deck replacement (only if removing the supports) Sheds, Gazebos, any type of monument, buildings, or large play furniture, visible from the street in the back yard of front yard.  etc. If there is a major change to your Paint color, roof, trees, lawn, front, side, or back yard, please contact the ACC to find out if you need to submits a MR.

 

Modification Request Form March 2022  Just an FYI The requested Map/Blueprint does not have to be professionally created. You can hand draw the changes you want made to the property.  The main thing is to convey which side of the House/ yard  and the dimensions of the project you are planning to make the changes.



ACE – Amenities Committee of Edgewater

This committee is in charge of the Outback, Clubhouses, and Gazebo maintenance, redecorating and new ideas.

The Amenities Committee’s principal duty is to advise the Board of Directors on the usage, upkeep, maintenance, and enforcement of common grounds and facilities. The committee’s purview focuses on:

  • Examine the ideas of important grounds and facility service suppliers;
  • Examining, drafting, and recommending grounds and facility- related rules and regulations;
  • The scope, amenities, design, and other aspects of capital projects are reviewed, started, and recommended;
  • Residents’ complaints and opinions about the premises and amenities should be heard and taken into consideration;
  • Create subcommittees to concentrate on certain grounds or facility concerns.

Graduation Banner Committee

This is a neighborhood group of parents that will work together to start pulling together everything for the high school college Graduation banner for that year.  They are in charge of managing the emails that come in from all of the participating graduating high schools and college seniors. W, the HOA Board, and AMAG they will simply place the order and have the banner posted in the front of the neighborhood. (We no longer are working with the UPS store for the purpose of the Graduation sign.)

Holidays Committee

The Holiday Committee, sometimes known as the Decoration Committee, is in charge of decorating for special events to make guests feel welcome and anticipated, as well as when the Board or another committee chairman requests it.

 

It typically has 5-8 people who like working together, and the projects are done not only to decorate for occasions but also for enjoyment. Anyone seeking to join is welcome to do so, and there are no requirements.

There are now two co-chairs. Although not all members are able to help at every event, those who can gather for the event to discuss and organize, create any necessary things, and decorate on the day of the event or before. They order new items, put up, and take down everything at the clubhouse and entrances.

 

Events and activities include:

  • Christmas decorations around the neighborhood
  • Halloween decoration at Clubhouse and entrances
  • Focus: Entrance Garland reconstruction/ Gran Lakes Entrance trees
  • Storage Re-Organization/Garland work (Summer 2023)
  • Create Themed Boxes

 

Seasonal Goals:

work on other seasonal decorations for community. 4th of July, Memorial Day, Veterans day, etc.

Landscape Committee

This committee oversees the company that maintains the lawns, bushes, trees, and flowers for the whole neighborhood.

The Landscape Committee’s responsibilities include overseeing topics relating to the landscaping of common areas, collaborating with management to address problems, and, as necessary, recommending a course of action to the Board of Directors. The following tasks often fall within the purview of the Landscape Committee:

  • Overseeing the aesthetics of the common grounds
  • Tagging, making, and keeping a list of every tree in the region; pruning and removing trees; and treating or removing unhealthy trees.
  • The act of planting plants, including trees and bushes.
  • Meeting with the maintenance crews to identify issues common to the region, such as the need for more landscaping or cleanup, and suggesting a strategy for replacing old plant materials with new ones.
  • Putting in or taking out turf (grass) areas.
  • The placement of planters, decorative items, and stepping stones.
  • Dealing with irrigation-related concerns
  • Help the landscaping contractor define the scope of work for maintenance contracts and on-site evaluations.
  • Working with homeowners to complete desired changes and ensuring that they follow the landscape rules.

The Landscape Committee must receive any homeowner requests for changes to the landscaping on the common ground beforehand using the Landscape Concerns for Review Form. Following receipt of an application, the LC will visit the site with the landscape crew leaders and consult with the homeowner. The committee will collectively suggest a course of action that complies with Edgewater requirements.

Pool Committee

This committee manages the pool company that handles the day-to-day maintenance, ordering parts, and setting standards and processes.

The Pool Committee comprises a group of volunteer homeowners dedicated to the quality and security of the community’s swimming pools. Selecting the dates of the pool opening and closing, routine pool inspections to guarantee that the surroundings and facilities are spotless and correctly furnished.  Additionally, they keep an eye out for intruders, vandalism, inappropriate conduct, and/or misuse of the pools. Safety is the first priority.

When a crisis demands quick intervention, the pool committee reports to the Board of Directors and the Association Manager. Vandalism and trespassing are reported right away to the nearby Police Department. Please get in touch with the office manager if you don’t have a pool fob (pool entrance key) or if you’ve misplaced your pool fob.

Social Committee

A social committee’s main goal is to keep the community together by hosting social events that anyone in Edgewater can attend.  The Social committee helps plan a community garage sale, block party, The 4th of July Fireworks, and fun parties for the kiddies and adults! They could also assist with creating polls to ask others if they are interested in these types of events. Once you know people are interested in a particular event, another meeting to discuss these events and plan the date or venue. The committee can then make the official announcement with a mix of traditional and digital media, such as yard signs in front of the clubhouse, your community’s website or a mobile app.

Communication/Newsletter Committee

Newsletter-Website – Communication committee this committee creates the newsletter quarterly and puts out any new content on the website after being curated with the committee chair and board liaison. These members have do not have direct publishing rights since all submissions MUST BE APPROVED by the board. Each member has been sworn to honesty, integrity, and the promise to leave all personal feelings outside of their duties only public the facts.

Information about activities happening in the neighborhood is conveyed through the newsletter to the public each quarter. The board must first approve the contents to be published here to avoid bias.

Consider a welcome committee with homeowners willing to stop by and say hello to new neighbors; members could also work in some review of the rules and community processes in addition to making a social visit. This keeps your first interaction from being a violation letter – that’s definitely not starting off on the right foot!
